@Gabriel Mabry   anything we have uncovered is batts of insulation or foamboard but as I said we haven't opened all the walls so it could be there are areas they have done differently.

@kyle, yes, I know there will probably be some things that uncover themselves, but I'm working on only getting it under contract and re assigning it to a fix and flip investor, so thats where my estimates came from.

Because those expenses need to come off the top if we're talking (as you do on your site) about NET cash flow.Also explain why if I wanted to rent a house in Dearborn Heights (something I cannot imagine ever doing) I would rent the one you have listed at its purported rent of $1050 a month when 5 minutes on rentlets or craigslist uncovers dozens of larger newer houses in better neighborhoods at that price point, or similar houses in similar neighborhoods for $200 less?

So you probably won't get very far in trying to contact the seller, because knowing which person at the bank actually is a decision maker on this property is not going to be easy to uncover.

i have a question regarding phantom houses. i have bought and sold a few phantom houses. most of the time, i find it easy to find the previous owners and make a deal. usually, this involves a trip to the city or county record of deeds office. lately, i have found a few of these houses, but doing my research, i have uncovered nothing regarding legal action by the banks that are foreclosing. i have one house i have had my eye on for over a year, yet the bank hasn't even started the first step in foreclosing. the people have moved out, but that was in 2009. the bank isn't even paying the back taxes. no foreclosure proceedings have started, no judgement of foreclosure, no release of lein, nothing. another house, the owner moved out about 4 years ago. i know the bank is having a company called " corilogic" pay the taxes, but there is nothing in the record regarding starting foreclosure, no foreclosure judgement, no release of lein, nothing. my question to anyone who may know. " what is going on here"?

That results in either an okay if it was a legitimate objection, or if it was just a smoke screen then I usually uncover the real objection the seller has.
