I make more renting each br separately in a 2br unit.I offer my cleaner and/or my other unit tenants a commission bonus ($50) for showing the place to someone who signs a lease (docusigned directly with me from afar).

@Kathryn Stevens As a licensed contractor I am not looking for bonuses to get done faster .

Contributing to either a traditional or Roth IRA can be an added bonus.

Bonus features in this thread....My money's on the Marine :)I have a couple of SF properties in HSV (I'd been stationed in Montgomery some years back, but made a trip to Huntsville last fall before investing).

I got a couple hundred dollars off my first full month of rent as a sign-up bonus.

I look at website as a bonus that you build over time.One other thing I've had success with is creating and promoting a Facebook page for your property. 

Plans are submitted to city, will start on "in-place" type reno next week for existing bath.Goal would be to find a buyer early so that we can either sell as soon as it is complete, or even sell it now - bonus for buyer would be they can customize a bit if desired (e.g. here are your two choices we include in this price range. or pay more to get whatever custom version you want).
