This RE market is unlikely to be a get rich quick market of a few years ago  Conservative underwriting.

It may be for some, but the YouTube and TikTok get-rich-quick gurus can lay it on pretty thick with their $30K In 30 Days sales pitches. 

@Austin Shandley  Go get em Austin... keep that foot on the pedal... don't stop... shoot another post in a year titled "ALLOW ME TO REINTRODUCE MYSELF" as a financially independent dad uber rich with TIME to be able to raise the young-ins!

Just keep in mind though, that real estate is not a get rich quick option.

There are going to be some pretty rich attorneys in the days to come with the "Subject To" "community" buying over leveraged properties and having no money. 

Never again.Get rich slow is the way to go but try telling that to a 28-year-old on this board.We all have to learn.

Cap rate compression over the last decade has made people rich much more so than rent growth or smart management.
