- FYI: it's only illegal to try to rent it out, the property owner can usually legally live in a nonconforming basement unit.If you do all this you may still negatively cashflow each month, so make sure your income can cover and/or your cash reserves.If you do this successfully, you will learn more in 1-2 years than you would reading here on BP for 5+ years:)Good luck:)

Wow, that’s a tough spot, and it really sounds like you tried your best to meet them halfway.

This is just an example but I would not try to give anyone a head start as this is going to fluctuate throughout the months and years.  

@Leslie L Meneus you are trying to find a tribe of super freaks.Let me explain…Only 6% of Americans own one or more rental property.  

After a cleaner starts randomly trying to bill me extra they usually don’t last very much longer before they make some excuse to quit or ask a fee “after working” that I don’t pay and then we mutually part ways. 

Or let it go to foreclosure and try and grab it then. 

I'm really just trying to figure out how to structure my deals with little money and little room for error.

Should I go hard money, HELOC or since I have an LLC, try to get a line of credit?
