I know forming an LLC is the way to go and what we would end up doing but I want to gain a better understanding of the logistics of a deal like this and if anybody has structured any similar deals.Keep in mind I would also like to make (and keep) my investor happy as this is my first flip!

Starting off, (keep in mind, I just do lease options) I think my biggest struggles were:having the drive to "stick to it" despite not knowing what the hell I was doing.Being able to keep forging ahead even though sellers would ask me questions that I didn't have the answers to.Realizing that I had to "keep tweaking" until I figured out how to make the pieces fit for me.

In addition, we don't want to do alot of work to check out an applicant, call to tell them they are accepted, and have them say "never-mind, I already found a place somewhere else"...

I won't always see every step from the beginning to the end, but with the vision of the end firmly planted in my mind I WILL find a way to get there.
