I do not want to jump on the single because of the time frame and then the right multi fam come up, but I also do not want to miss my opportunity and be forced to continue renting even if its month to month I'd also like to ask you all for any pointers, suggestions, tips & tricks you might offer someone just getting started and working to grow their portfolio.

I'm still running the numbers on properties every day, but I was wondering if anyone had other suggestions, or tips for investing out of state into a better market. 

I realize being the largest house in the neighborhood can be a drawback, but I thought the upgrades and price point would offset that.Does anyone have tips or strategies for marketing a property like this?

I'm okay just keeping the equity increase for now, but any tips on how to raise rent given the renovations I did already? 

Make sure your listing is well optimized you can also do a little tweaking to your listing daily to get on the algorithm, make sure your photos are eye catching and well arranged, you can send out your link to friends and families and ask them to add it to their wishlist.In terms of pricing you always want to start low to get some bookings and ratings then slowly increase your price.I wish you the best in your business.

That being said, I would use the "Lenders" link on BiggerPockets to try to reach out to more lenders about any programs they have that may fit your needs.Granted, my personal experience is somewhat dated, but when I was primarily doing BRRRs, I had a local lender that required 12 month seasoning on my first two deals.  

We are interested in acquiring a property that she can live in starting her sophomore year and hopefully have roommates pay for the mortgage.Any tips on the best way to finance this?
