I would budget for doing a complete cosmetic rehab: interior and exterior paint, replace all flooring, new appliances, light fixtures and fans.

Do not trust the listing broker's sales package when determining the interior and exterior renovations budgets.

If they'll take advantage of your kindness here and now - they'll do it again on the interior of the building too.

They rarely do interior appraisals.

-I have no pictures of the interior as listing only has exterior pictures, but I assume it is on par with a C+ property so updates will be needed.

We are still working on the interior and haven't done anything serious to the yard, but I think about it constantly.

As an FYI I spoke with them and their terms are for notes only (no cfd’s), they charge 12% + 3 points and will fund up to 50% of appraised value (which requires a full blown $500 appraisal - oh which needs to be interior as well) and up to 80% of UPB.
