This was one of those "good ideas on paper" but the implementation did not yield the intended result.I never tried it with current tenants, as they are all MTM.As far as attracting new clients, my strategy has always been to have my units just under market and/or be in better shape than the competition's and provide superior service. 

My gut says that if things start to go poorly, a fix will be implemented quickly.

Now, I am looking to implement the David Greene strategy with out-of-state-long-term-rentals.

I have started to implement the BRRRR strategy.

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Hoping there are some proven and already implemented structures out there.

My partner and I will be implementing this very strategy and will close on our first flip this year yet.We both have the goal of quitting our W2 jobs to focus on REI, and while this may take slightly longer using this strategy, we are super excited about the long term wealth building potential.What size buy and hold properties are you buying?

What a reassurance that I am on the right track here and that you have had significant success with the exact model I am looking to implement.

Most value add revenue streams can’t be fully implemented right away.
