What I referred to above is good enough for an individual or even their whole family to get rich, but it is ultimately a small-stakes game. 

Your DTI should be good enough you can get started while still paying down your primary.

If that’s good enough for your lender, you are clear.

If you can get a family member or second lien to help you pay off the $250k in credit card debt in full immediately, your credit score will jump back up and be good enough within 30 days to complete a refi.

Duplexes can be hard to come by in good enough areas you’d want to househack.
