Since you will be on both the buy/sell side - you would then be paying 100% of the transfer tax.I suppose you would have to weight the cost of creating the LLC(which includes the additional cost to transfer it to an LLC) to the cost of the umbrella package and weighting the pros/cons of how each strategy will protect you.

Hello everyone, Is it just me or is there a lack of addenda in the BP Lease Package?

This doesn't work very well in accounting packages as they only account for what has actually happened and what is counted as an expense.

I’m packaging a contract for a fourplex and am bringing a buyer to a seller.

I do more than just flips most of my loan packages are for those in commercial, those who have cash flow issues, or those who need equity partners.

Usually it's some kind of Lowe's gift card or similar, stuck somewhere in my closing package, or maybe a restaurant gift card.

We submitted a short sale package to his lender and they approved him for a FHA Waterfall modification with a 3 month trial period. 

We can always make room for one more good person, and I guess since you come in a package with Suzi...but oh well...
