I love pets and I know I am cutting out a huge demographic, but I think I just first need to get over this cat pee thing which the carpet was professionally cleaned but you can still detect that odor. 

I'm assuming public records may have this somewhere but hoping someone has already fine tuned their detective skills and can provide some pointers.I'm new to BP and was unsure where to post this so let me know if you have a better suggestion!

The restoration companies have sensors that can detect hidden areas of moisture.

If the tank busts, it detects water and then sounds like a smoke alarm, I do this so it makes my tenants aware right away so they can then shut off the water.

You 100% absolutely must put on your detective had, listen to their story, check their story, and make sure it makes sense.   

Smells can be a sign of major problems and that is hard to remotely detect.

One of the challenges of real estate investing is fragmentation and inconsistent data standardization, this is why we use one consistent format and software so people can evaluate things without having to be a detective on each deal.  

I have my brother in law call the realtor listing the property to do some detective work.
