The overhead lights are very cheap home depot specials I would use in a C rental but not in any flip regardless of location.In the 2nd bathroom, even on my phone not zoomed in I see grout or caulk missing in multiple places and some water damage on the lower course of tile.

I am sure I overdue the files but I feel extremely overwhelmed and unorganized when it comes to what to do with every home depot receipt, gas bill, tax bill, etc.Any suggestions or help with what you amazing property owners may do to streamline this process would be GREATLY appreciated!

Companies like Movement Mortgage and Loan Depot can get loans closed in 10 business days if they have all of their documentation at application, but if they're adding DPAP to the equation, it takes at least 30 days; that is if the organization that's doing the DPAP (like DCHPAP or in Virginia, VHDA) has funding dollars left. 

Have Home Depot deliver the materials so you know the money isn't spent on Bud Light.

I would ask the seller for the plans and stop by the planning depot and and visit the building depot and have them give you an estimate.They can give you resources to the city fee schedule you might be able to find it on the website.Fee schedule

We have been in discussions with a lender through Flipping Depot called Sunway Realty that has agreed to fund our deal and has pretty decent terms.
