I have been looking to expand my portfolio in Cleveland Oh, have a good company lined up for that but apparently Berea is too far for them.  

We do have exclusive buyer's agency though - the buyer is committed  to the agent and will pay the commission if he's going with another agent.It's not common in Cleveland, at least, not everywhere, but very customary  in other areas.

Hello,  I am thinking about buying property in Cleveland Ohio, more specifically the suburbs of Cleveland. 

Preferably people with in depth knowledge of the Euclid or Cleveland Heights areas.

Creating an LLC from the get go and purchasing properties through it would exclude you from utilizing this financing.I run a $40 Million portfolio in the Cleveland area & I can tell you even at that scale the risk of a life changing lawsuit is incredibly low, especially if you are acting like a responsible property owner.
