The good news is that I have a relationship with a builder I like and trust! 

Carini, Here's my dilemma with this situation: the agent I just started working with is my go-to for which properties are worth pursuing, however they prefer I go with a new build and the builder they prefer.

I'm a realtor in Coastal Alabama and we have a high-production builder down here (DR HORTON).

I’m thinking builder won’t touch without bank allowing them.

Does anyone have any knowledge on whether I can represent myself in a transaction with a builder on the purchase of a new construction home for myself as an actively licensed broker in WA Seattle area and collect or save on the commission myself?  

You can network on here BP, local chamber of commerce, builder associations, join local meetup events to find like minded individuals to help find that partner. 

When you build from the ground up in todays market you are paying top dollar for materials, builder costs, land lots, rates, etc.Log cabins can be tough because most appraisers will only use other log cabins on an appraisal to support value.

So now the builder is selling at 314K, which is certainly on the higher end.

Before we used Hostfully website builder and it was very barebones.

The seller/builder does offer home upgrades but trying to think outside the box instead of just taking off the price.
