I don't know many or any HML who are up and running concerns these days that will loan without a PG.. but maybe they existin my mind a good lender is one that is responsive and closes on time every time.. depending on your volume..when I had my HML shop that was the number one concern of my clients..

Most wholesale deals occur where the schools are not good such as DC proper and PG county.

PG is more varied- it really depends on the area.

Are flips more profitable there because the properties in bad condition in PG county go for such a bargain?

LTV/LTC, non-recourse vs PG, and the remaining terms are important too, of course, but I'm seeing the cost of funds continue to drop and terms become more favorable as lenders compete with each other for business.

Lynnette, I believe the 1908 treaty is superseded by the 2003 EU-USA extradition agreement (see page 25).https://www.congress.gov/109/cdoc/tdoc14/CDOC-109tdoc14.pdfArticle IV indicates that any offense that carries a prison term of more than 1 year is extraditable (pg 39-40).But as @Jay Hinrichs said (though of course I'm a handyman, not a lawyer) I really doubt any parties involved in what I believe (but has not been proven) will be future fraud convictions are going to spend the money to go get him and haul him back here.

I own rentals in PG County and Baltimore, Baltimore rentals require more.
