We always schedule a walk through inspection noting repairs that need to be done soon or eventually.I've recently closed on some wholesaled properties and against my better judgement used the seller's choice of a closing attorney.

I would lend on a property after the deed has been issued and the borrower has had a chance to walk the property and assess value and potential and I've had a chance to assess the deal.If you find a professional lender willing to do this, let me know.

My tenant moved out a couple of days ago, and when I walked through the unit, I discovered that he had removed the curtain and curtain rod, detached the room air conditioner, and caused significant scratches on the hardwood floor from the metal bed frame legs.

I have even seen twice city inspectors walk buildings for other issues that have illegal basement units and as long as unit looks like a legal unit (normal ceiling height and two egresses) they didn't even say anything.

This is also why you had strategic foreclosures during the GFC out west.. folks upside down they know they can just walk with only credit dinged.. so they live for free as long as they can then move on ..
