One would want to double and triple check the title company and the escrow officer NOT BY E Mail by phone and If needed you ask who their underwriter is and then call a CA title company you may know that has the  same underwriter and ask them to verify this company is real.

You can hop on the County website and verify the information online.

Do you verify their income?

It's my understanding that Rentometer and other similar sites are not used by appraisers unless they also have an account on Rentometer and can call and verify rental information with the owner or PM.

Prior owner of the website has a verifiable 24 month history of revenue that is pretty consistent. 

Since you are not obtaining the report through a reputable source of your own, you will have to spend extra time verifying it is legitimate.2.

Verify this information with a local broker or appraiser for extra protection.

Verify your local landlord-tenant laws for specific requirements, as some areas might have different rules regarding notice periods.

I think I know the answer but wanted to verify with more experienced investors.
