Then start fresh, too many unknowns and upgrades would be needed in my opinion.

I would appreciate anyone pointing me towards these type of deals.The memory of the housing crash is still very fresh in my mind, and I want to be more conservative with at least half of my capital.

Give the whole thing a fresh coat of paint, and replace the outlets and switches if they aren't white and clean.  

There is some repair costs needed to touch up the place like carpet and fresh paints, will this be something that we will need to do prior to having the tenant/buyer accepting into the property?
