I own a demolition and site work company that has transitioned to new construction so I've been in the space for years in columbus ohio. not sure what market you are in but I'd look where land is cheap. you are competing with love's around the country in rural areas so I would say urban or within 30 miles of urban is much better they don't build them that close. https://ops.fhwa.dot.gov/freight/infrastructure/truck_parkin...

I'm considering furnishing every room to make the transition easier for tenants and to avoid potential damage during moves, especially considering the property's multiple stairs.However, since I don't yet have access to the property, there are limitations on what I can do.

I am a cabinet contractor and I redo kitchens, bathrooms, closets....I go through this process with a lot of my customers and its very exciting to see the transition. 

There are skip tracers that are more accurate than others, I use batch skip tracer.If you want more quality leads, I would transition more towards inbound campaigns, such as pay per click.
