I would say the Baylor bubble is going to be the downtown area ish that is on the east side of I-35 between the interstate and Valley Mills and from the river on the north down to say 17th street.

I bought a 6,000 square foot building on main street in a small town for $120,000 with a 1.9% interest rate, and in the next 3 years it will net $3,000/mo up from $1,000/mo today.

I now own five houses on that street.

do some odd jobs--plenty of contractors are looking for help...start a lawn care business (extremely popular right now), work for a company that's involved with real estate such as a property manager, title company or hard money company (F-Street is often hiring) or a real estate investment company? 

Brewers Hill has seen some new condo buildings along the river, but you go a few streets to the west, very differnt story. 

It's paid for and the people across the street offered me $1800 to rent for her mother and brother.
