I think a lot of them may lose their shirt if they are not careful....If you are comfortable investing out of state I would so you want be stagnant until the market here turns around.

Last year, I manually printed and stamped 1000 property owners of a tax delinquent list and my paper kept getting jammed in the printer.

Read through court documents, learned the system, got the leads, printed the letters, stuffed and stamped them.

I don't expect to have huge success out of the gate, but don't want to lose our collective shirts either.What has been your experience when starting out?

As I looked at the people who were advocates for buying a new car, I saw many similaritiesThese were the people who probably had mountains of debt, and come to work with fancy clothes that definitely make a statement, while i wear a t shirt and jeans. 

You could lose your shirt entirely!!!!!

I always photograph any posting with my phone which actually time stamps it based off of the cell tower.  

Then u lose your mind and your shirt.  

Agree with @Mike Wood  You can ask for them, but you will need the design architect or designer to stamp to submit for permit.  

I have it down (at my fourplex) to a couple of patches in front and just small postage stamp sized yard in back.
