We keep our list in SharePoint and every quarter we grade them like my kids and have a report card.

Open a business checking account, obtain a DUNS number, and look into setting up accounts with companies that report to business credit agencies (e.g., net 30 vendor accounts).

In Ohio, I'm not required to say anything at all unless I pull a credit report, then an adverse action notification has to be sent.

I encourage my tenants to actively report everything that needs maintenance.  

They wanted a report from my plumber which basically said it was a faulty drain(not sure why they didn’t ask for that before the tenants moved out).
