There are so many "gurus" out there that offer their programs that teach you how to replicate their so called success that I don't know who to trust.

I doubt most of us can replicate that.

But generally the more stable the property and better the area, the lower returns investors will accept.Yes, location is the only thing you cannot replicate.

I am trying to accurately replicate the financing terms in the BP Rental Calculator for an investment property I purchased, lived in for a year (to qualify as primary residence to get these financing terms) and have now rented out. 

In some cases people say that the population could increase 3-fold over the next 10 years- As far as jobs are concerned, Bakersfield (which was previously known as an Ag and Oil town) is still heavily invested in Ag and Oil, but are starting to diversify based on the location of the city versus other replicable factors.  

There are quite a lot of resources on youtube, articles, etc. online that you can easily replicate.

We have a very good Turn-Key model we are looking replicate in IL now as well as fix and flips and wholesale deals. 

Incredible ideas and strategies that I can’t wait to replicate in my own real estate businesses moving forward!

Maybe that's what the folks in the original post were trying to replicate?
