I heard that self managing the rentals for a while helps build experience and truly understand what PM's face ,but I have no experience .I was hoping to use different services for the basic tenant management tasks ; I was wondering if anyone has any advice on the following:1>Rent collections - I am hoping there are services that can help me collect rent, call the tenant if late to remind them ,take some basic calls from them regarding rent collection .

They mentioned to us about roof damage and reminded us about the shingles that flew off during Hurricane Irma.

Just a reminder. 

I see any whiff of those guys I wont fund it and just ignore.. just reminds me of slimmy used car tactics. 

I use erentpayment.com for online rent payment and in my set-up, I have the payment breakdown in the rent reminder email notification that goes to all. 

This is a great example to remind everyone to name their beneficiaries on their accounts and periodically review them, as it gives your heirs far more options and flexibility.

Reminds me of a haunted house attraction during Halloween!

My state and media reminds me of this almost daily and unfortunately they have too many scumbag slumlords to wag a judgmental finger at.I am always aware of the optics of my posts regardless of whether they can be tied back to me or not. 

Text is not legal communication for proper notice regarding rentals.It's a good way to remind people. might work out for late rent reminders for you.. but if it get's beyond that.. paper trail.. and emails.. don't count either..
