So I had reciprocal to state of MS>. it was a whopping 14 questions test of which I got 12 right .. more like taking a drivers exam..

I will guide and give advice to friends and family who know what I do but beyond that unless there’s something in it for me, it’s just not worth the time to genuinely invest into you without some form of reciprocation - which for me is money.

And yes when you work in the industry full time it is easier to find deals since you are always looking at properties and networking with other realtors/investors/etc.If you are planning a move I would consider studying for your Colorado license rather than a Texas one, there is no reciprocity between the two states so you would essentially have to start over.

IE you must apprentice before you can work for yourself as a broker.I am a broker in Mississippi as well.. but I was able to get that because of reciprocity and I was already a broker in CA. for 40 years...so I am 99% sure in your state you need to become an agent ... work for a broker for the statutory apprentice period.. then take the broker exam and go out on your own.
