When you are partnering with someone else, title in a seperate entity protects your interest in the property against liens lodged against your partner as a result of his outside pursuits or personal blunders.

In the pursuit of my long-term goals I am interested in wholesale and flip opportunities.

Don't abandon the pursuit, if it is or merit, the option to gain unencumbered title to the property and selling it to recoup the purchase price and costs.
