I was able to buy a pure investment property just 5 months later.... but the first deal was what really allowed me to expand and begin my journey as a real estate investor. 

Finally, as this is a pure investment property and not a house hack, lenders consider it a pure commercial play and all but one ask for 25% down and 5%+ rates...any thoughts on this?

Would paying pure interest first year of the loan contradict saving money on the $5k credit?
