While corporations must adhere to annual meetings, board of directors, minutes, bylaws, corporate officers, and franchise tax filings/public information reports, LLC’s have only Articles of Organization and Operating Agreement.  

Small accredited investor capital is a huge capital market that can supplement institutional and public sources of financing and provide narrow alignment on a per project basis.

A land contract allows you not to reflect the terms sale in the public records. 

If you're looking for cash flow, maybe buy in the public markets (stock paying dividends, Master Limited Partnerships, Business Development Companies).

When I bought these lots two years ago there wasn't any new construction in the area yet but here's where knowing your market and having a good idea of what drives development geographically, amongst other factors (jobs, amenities, public trans, etc.), is very important.
