It's completely feasible to achieve enormous levels of success investing out of state - but keep in mind that when you get involved in a deal that is not local you're losing some control, and your visibility & oversight of the deal is dramatically diminished.Unless you're buying a turn key or getting into a PPM or some other commercial investment vehicle with a group that is managed and regulated, you may want to consider keeping it local until you've gained the experience and knowledge, and developed the out of state relationships necessary to be successful from a distance. 

I would hate to risk such a big move (selling our one rental) and doing this wrong by putting our efforts toward the wrong vehicle. 

Should be, but your language is a bit less than precise* so good to check on the details with a professional (*not at all unusual or surprising as most peopled don't do this every day).

@Christi Hawkins  Much like the auto industry  do we think everyone pays the exact amount for a vehicle .. do we think someone who sits there and grinds away for 8 hours might pay a little less than someone not as familiar or as good as another in grinding the salesmen the manager who gets the hand off and the close.this is why I LOVE Tesla you buy on line price is the price for all of us.. and it takes exactly 3 to 10 minutes to buy the car.. its GENIUS.. and why its such a threat to big auto... if you have not been on the Tesla site check it out see how easy it is to buy a car.. the finance part is auto matic too just put in name rank serial number and your approved almost instantly..you do need to put 2500 down on your credit card then they configure and produce your car..

To them, REI is a lot easier than $100/mth and precise execution.

I'm under the assumption that if I find out what buyers are looking for I can narrow my search with laser precision.

I have sceen and known about people who can cross the busiest high speed highways without getting creamed by a fast moving vehicle but just because there are others that do it does not mean I am going to try it. 

What marketing vehicle did you use to find your initial contact (the one that referred you to the lottery winner)?

You can also click on the little dots on the crime map and it will state what happened i.e. shots fired, trouble with subject, theft, vehicle stolen, burglary etc along with a date.Also, the boundaries of these maps are somewhat fluid.

I’ve had many weird circumstances in my 40 years like this where time and space have been precisely timed up to permit a “ window” ( pun intended) of opportunity for an almost supernatural occurrence to take place .looking back  I’ve escaped death on several occasions myself this way .
