Especially when polished.

Again, I thought we were looking at a relatively straightforward minor repair and polish job. 

I live in Milwaukee and there are a lot of "Polish Flats" where the older homes were raised to allow for egress and entrance into a lower level unit to accommodate a larger family size (inter generational living).  

Yes, after much due diligence, it appears these are poor conditioned properties that have been polished for the advertisement.  

I think I'm just trying to polish a turd and I don't think I'm ready to do a short term balloon; spring is around the corner and I'm not giving up my motorcycle :)  I'll keep doing research to see how to structure it in my favor and if it works, it works.

Aside from those large items the rest is paint and polish.

Seller does not have to respond if they think your offer is low, or has no financing commitment, or no bank statements to back it up.Maybe your offers need a polish, and my guess you are offering too low.If your offer is professional and listing agent knows your agent generally they respond in two days.
