i.e. did you sign leases personally?  

The trick was looking for those tired "For Rent" signs.

Along with this activity, an operating agreement should be signed, a board of directors/ advisors should be formed, and board meeting should be held along with minute meeting notes being taken.

Some are basically renting out bed space and require tenants to sign an agreement to stay clean, and be tested upon request, with failing the test potentially leading to immediate eviction.
