Early 30s, physician here.

As a physician if I work 1.5 extra shifts, it covers a months expenses for my rental properties.Once I have less debt, I’d inflate that more given my properties as a group would never be a total loss. 

I have a full time job as a physician and researcher, and am looking for long term investments for cashflow and passive income.I've been trying to learn about deal analysis, and have been finding it difficult to locate deals that adhere to the 2% and 50% rules in Los Angeles.

I haven't seen physician loans in a while.

Sure if you are a physician or a general contractor there are reasons to have a complicated asset scheme to reduce exposure to a significant judgment in a personal injury case.

For example, even within the travel medical professional space you'll find physical therapists, pharmacists, respiratory technicians, phlebotomists, x-ray techs, sonogram techs, medical students and residents and even physicians.

I am an emergency physician and know that I don't want to do shift work forever although I do enjoy patient care.

For that same reason I took on a 4 year lease with the physician.
