Curious, what sort of cap rates do you see in Japan? 

I recently watched a video on social media that mentioned the way he was buying properties and yielding the benefit of the sellers low interest rate is having the seller put the property in a trust and then purchasing the trust.

One difference was to have two properties appreciating (though at very different rates as they were in different areas) instead of 1.

They have full time staff dedicated to seller/owner outreach and relationships...dialing all day every day.Seems like there would be lots of opportunity in SFR and apartment space in your market with interest rates nearly double caps rates.

So I have my house that refinanced in 2020 for a 15yr 2.5% rate and we have about 56k equity.
