The bolded text here is a basic outline: *Amazing deal *presenting to first time investors that have uninvested income*currently functioning as a 10 cap based on deal price *I need capital for large down payment *by changing the model can achieve up to 30% annual return (switching model from long term to short term/vacation rental) *I want to structure the fund in a way that gives up no equity, essentially note investing and provide a 5-10% annual return*return as much capital to the investors as possible within the first 5 years.THE SPECIFICSFrom my side of it I currently have a surplus of deal flow and insufficient capital, we just closed on a deal that required 140k down which wiped out my savings.

As @Shawn McCormick mentioned, the insurance companies are raising prices primarily to cover litigation costs (homeowners fighting the insurance companies over lack of or insufficient payment on claims), but I'm sure hurricanes are a contributing factor (although the hurricane deductible is already high).

So we started using Cozy with some of our tenants....we decided to pay for the express pay out to get funds faster....so last month we get this message a couple days after funds were deposited: A payment from your tenant failed because their account had insufficient funds.Since this payment was set up under Express Payouts, the payment was deposited in your account before we learned it failed.

Not exactly sure if the situation is exactly similar but I have a tenant that pays and sometimes I get an email saying insufficient funds and the tenant has to then do a new payment which adds time for processing.

You might also want to check for any Homestead, Save our homes or tax exemptions you might qualify and check the deadlines to apply for the tax exemption.Last resort reach out to the county and apply for a new tax assessment or appeal your current one due to inflation/other.You might also want to call your Loan officer and their Branch Manager and find out how the ball was dropped on insufficient escrows being held at closing.

The problem I've ran into is that a buyer that has been doing auto-deposits monthly has had 3 strikes when it comes to "in-sufficient funds," and at that point MSE requires they be placed on mailing in checks only.
