I am still a newbie to this and do have get out my comfort zone to pursue this.

When I was looked for flip houses, I used to get calls from Realtors (I was on a list) saying be at this address at 3pm, you and 30 other people can look for 1 hour and then submit 'Best and Final' right on the spot.It does/did create a sense of urgency....the 'winners' of these bids usually overpaid by a lot and were inexperienced newbie wanna-be flippers......

Final comment: meaning this well, but please don't call it underwriting, it makes me cringe every time a newbie uses the term to make it sound like they are buying institutional-grade investments on a weekly basis.

The JLC doesnt tolerate newbies very well unless you explain that you are one. 

People are saying its a very thin margin because what you have mapped out on paper most likely wont be the case; especially as a newbie.

I think it would be in the best interest of newbies to establish an account with BofA or other large institutions because they are so resilient and offer great products.On two occasions last year, I wanted to pool funds to one account in order to send just one wire transfer to avoid confusion to the recipient.
