alex,alot of it depends on what function you're going to serve in the company or investment strategy(ies).if you're going to be involved in every aspect, well then i think ryan's tips are great, along with what others have posted.if you're not going to be hammering nails and the like, or estimating rehab costs, leaving that to others, than don't waste your time reading about rehab techniques.

the terms are 6 3/8 rate(buying it down), owner non-occupied investment, stated income, 30 year fixed, interest only for first 10 years, 20% down.the big bummer of it all is the 2% cap on the seller paying closing costs.

Center islands can be attached on the tile by a inside perimeter box out of the cabinet in 2x4's using L anchors or liquid nail and then cabinet dropped over it and nailed, toe kicks installed.
