I would go to the pest control company and ask where they were authorized to install these screens on your property.I doubt you're going to get $3k from anyone, but did the roofing company say what the $3k is for and why a handyman can't just go up for a few hundred bucks and remove the screens?

For financing, you might look into portfolio lenders or commercial lenders in the area who could be flexible with mixed-use or multi-property deals.

Since it says you are new to real estate and sharing calculations, my experience is that a lot of new investors are spending a lot of time "modeling" and zero time actually seeing homes or multis or commercial properties in person.
