Live in an old building that doesn't support modern technology whatsoever.

Part of a larger field of study known as Cluster Analysis, the descriptive names given to neighborhoods included “Furs and Station Wagons”, “Towns and Gowns” (college towns), and “Laptops and Lattes.”

Unless the house is being designed with a more modern or loft-type feel, I would just go with a standard wood railing. 

Ok, so I logged back in to the bp site on my lap top and I do see the magnifying glass next to my name.  

We are debating doing it in an 80 yr old SFH that we are taking down to the studs and giving it a very modern aesthetic. 

One is  in North Tacoma and looks turnkey.The others are occupied but at the right price and modern enough that they need little work once empty.

We added 800 SF and updated all electrical and plumbing and completely renovated with contemporary elements typically not found in historic neighborhoods, such as open floor plan, large closets and master suites (both up and down) and gave the house a modern aesthetic. 

I closed the laptop last night and thought I know about what to pay for this, and as long as we come up with a fair payment it's a win all the way around.

Bob buys a new laptop from Best Buy for $1000  for school, ( a fair price) He gets home and uses it for a week but decides he's not cut out for school) , Bob decides he doesn't need the laptop any more.

However, you reach a point where you start paying a premium for the installation, as roofers have to use jacks & tethers to stay on the roof.Since a good quality, well installed flat roof system - even those installed 20-years ago - should have had a usable lifespan of 20-years (modern systems, well installed, should be expected to last 30 - 40 years), I would seek a new roofer.
