Hi Amber... no I didn't find anything that worked for me. 11Capital had some mild success with a company called Global Capital, but we got tripped up on their high "experience" requirement in order to make a loan.

I added the "gross" because I'm still mildly confused by calculating vacancy, capex, etc. 

Most are mild mannered individuals.This is part of my own portfolio in Memphis along with having a stellar relationship with non-profits.

I understand why as its all the same reasons I moved here three years ago - mild weather (for FL anyway), still more affordable than south FL, gorgeous beaches, bustling economy, huge growth, tons of diversity.

Dish detergent(dish washer and sink), soap, shampoo, makeup wipes.

At the court case the tenant apparently said their child got sick and they thought it was because they drank some of the laundry detergent that she had left out but it was actually lead paint issues as the child was chewing on the windowsill.

So it might be a mild shift, or not, but in general I think the market will cool down at least somewhat in the next few years to come.

That's how I learned that I'm mildly ADD.

I'll cap my mild rant here but worth mentioning that @Abraham Anderson and @Brian Spear nailed it.  

I am actually mildly optimistic for the future of baltimoreEverything runs in cycles, Baltimore is at a low point and the only place to go is up.
