And, while buying off-market properties sounds appealing, purchasing a property solely because it's inexpensive may not provide the results you are seeking.

A bit surprisingly it has resulted in jurisdictions contemplating it, but the only San Diego jurisdiction that I have heard so much as discuss it is spring valley.  

In my experience, underwriting single family home rentals in California typically results in sub-4% unleveraged returns, which is awful given the alternatives.
