Now the new mayor is considering legislation to make it difficult to increase the rent more than 5% and also to make it more difficult to evict.Is this the solution to deal with very high rents in Boston?

I am becoming concerned over the legislation specifically, in this market, as I would not invest given the bill passes but nationally as well.

It's a "too big to fail" industry that's indifferent to anti-landlord and anti-investor legislation ("ok, so we do more loans for primary residence owners, and less for investors, whatever"), adding a layer of safety.

The extent to which you can leverage the ADU laws and new legislation is mind-blowing.  

Just going to keep an eye on a few factors: my portfolio (growth, possibility of moving beyond "A" neighborhoods with "A" tenants), whether or not I self manage any additional properties as I grow, tax legislation, etc.  

Be very careful about the tenants you inherit because NYS has already introduced lots of new laws that make it much harder to evict, and it's fairly likely that rent-control could pass across NYS come Jan in the next legislative session, so if you're planning on buying an occupied fixer-upper, be careful. 

Courts must honor the laws passed by the legislators unless they are unconstitutional.

When a couple of landlords filed a suit against the Council, on the grounds that judges being unelected officials should not be legislating -- (hold your breath, for the incredible insanity yet to come) - the state Assembly stepped up to deliver the coup de grace.SF ***.

Ryan:Check your local tenancy legislation, but it is commonly the case that a periodic monthly tenancy (aka month-to-month) is the default lease in effect when there is no written lease.
