Here is a presentation I made describing the benefit of doing such vs a regular investment.

I own RE in the area and I can say its all a matter of what area you invest in.

I don't think real estate is great there, however, as an investment vehicle. 

If you’re confident the remaining funds can be reinvested into a stronger opportunity, like your new duplex project, it might be worth it.

This is where if you're very advanced as it relates to social media trends and creating compelling videos you have an opportunity to generate some eyeballs. 

This caused a historically unique opportunity for investors - they could buy Class A properties and immediately cashflow when renting them out.This couldn't last forever, and it didn't, as excited new investors drove up prices.

Currently just waiting it out and hoping for the best to start the year so I can move on and dive into better opportunities. 

I would suggest getting another full-time job for the time being and investing/doing STR on the side until you can fully and comfortably replace the income that you would be receiving from your job.Is your LTR in need of repair?
