( number one call we would get was backed up plumbing from root intrusion)5. upgrade electrical panel and wiring as needed.So we would look for homes were we could do these things the first month or so of owning them then put them into service. 

There has been very little if any oversight of contractors; the roofing contractors failure to maintain resulted in water intrusion in my unit which they agreed to fix.

The most staggering assessments I see are newer developments have are found to have construction defects like water intrusion on stucco or structural issues.
