Give them a call and see what service they offer a tenant.As far as what you required to pay back for inhabitable conditions, that depends on your lease or if your on month to month.  

Nothing makes a bank less likely to loan on a refi than the property being unlawfully trespassed and inhabited by a non-paying occupant.
