When should I hire an attorney.It sounds like a lot, but you could knock out 1-2 of these a week and you'll have everything you need within a year.People always tell me they would never invest in real estate or manage for others because it's "impossible" to manage all the problems.

And I can see the newcomers wanting to work , but not having the right papers makes it impossible to legally hire them .

We started with a single family home and rented the rooms to friends because it was impossible to get a duplex at the time with all the investors pouring in at the time.

Impossible to render a “judgement” without a skilled person to “cross examine” each “witness”.  

I'm exploring financial options in Japan, but if it's not too much trouble, I'd also like to hear more details about why it's less than likely, if not even impossible, to create a fund or receiving investments to purchase oversea properties.

@Craig J Chelette it's hard but not impossible :) I just closed on a duplex in June for 300k (in Provo) , put 10% down with no PMI.mortgage, taxes and insurance $16073% vacancy (vacancy is almost nonexistent in Provo but I wanted to be conservative) $695% repairs (bought the home with everything remodeled) $1158% cap ex $184I did not include PM because I will be managing it myself BUT every property from here on out that I analyze will include 9% PM.$50 other expenses (google fiber)gross monthly rent $2300 (1400 up and 900 down)cash flow $274.39 with a CoC return of 9.27%My realtor found it on KSL - it wasn't even listed on the MLS.

Not totally impossible, but at that scale, difficult. 

Logistics you need to go franchise-based because it's impossible to do this without the network.

I guess what's old is new again.I was just thinking it would be interesting to hear what happens in the context of AOLs when fraud or forgery (impossible to identify when examining title) is discovered.IMO there would be no breach or proximate cause and thus no attorney liability.
