Factors that put pressure on these prices include strong immigration and in-migration numbers, strong employment growth, historically low interest rates and quite frankly - difficult access to employment centres in downtown Toronto. 

I have not finalized anything but am looking near downtown and near the universities to take advantage of the student population, recent immigrants, and young professionals.

I also think that if the gov change their stance on immigration, you'll see a hell of a lot retirees from Northern Europe looking to come over for six months of the year, and potentially rent.

However, rural investors are buying the potential use of a land rather than the right to develop the land.The recent surge from Mexico of immigrants is bringing new faces to America daily that want a property they can develop. 

I am from Westchester County, NY, first generation from parents who immigrated from Perú, I am an only child, I am a Civil Engineer who recently passed the P.E.: Civil exam in Transportation.

I keep hearing stories how when immigrants first came through NY on the boat they had 3 pennies to their name and now they are gazillionares.

I am very happy to see that.In the immigration front, I guess more immigrants will also benefit the CA market.
