Going great now for sure.Wholesaling can be a great way to start & you will find many have a bad rep because they get into thinking it is a short cut to rehabbing.

I strated a Creative Financing group thing here on BP and I guess I didn't spark too much interest as few commented and couldn't get them to start from the beginning.......everyone wants a short cut I guess, anyway,Can you define waht creative financing is or what could be involved?

Even stuff I've done multiple times I can sometimes find hints and short cuts.3) YouTube - I'm always amazed at the amount of useful stuff on here, in addition to all the cat videos.4) Home Depot University - At least around here Home Depot puts on short classes on various topics.

The thing is unexpected problems are to be expected so stay liquid enough to be able to cover surprises.Great pointthere are so many places we see on sale that are half done because the buyers ran out of money or couldn't pay for major repairs, & the short cuts they took create more (expensive) problems.we saw a garage converted to a living room with the garage door rails still visible on the ceiling ?

@Tia Carr,It is the opinion of this old investor you are taking too many short cuts and assuming too much.Of concern to me, are you prepared to close on each of the 7 properties as you said you would do in writing.I would recommend you stay local, conduct much more thorough research, make a plan and work your plan.

@Kennedy WilliamsFirst, congratulations on having a property under contract.Your question is really much too complex to handle in a post in my opinion.Texas has very strict lease option statutes that you must be educated about before implementing haphazardly.
