They asked if they could change the cabinets a couple of years ago, and then also put in granite countertops, new appliances, laminate flooring, tiled bath, etc.

You can see how much a 1-car garage vs a 2-car garage affects appraisal, granite counters vs no granite counters, etc.For example, in my market, granite countertops are a $5,000 bump in the appraised value.The inspection is more geared towards finding what's wrong with the property (what's not up to code, safety issues) and making everything is in good condition and working as it should (electrical is wired correctly, plumbing drains well, no mold or termite damage, structurally sound roof, etc.)

I just can not figure it out. 2/2 1260 sq ft original Bungalow with all the built ins working fplace, large master bath Kholer through out, new roof new wiring, new plumbing, new windows period correct,new kitchen coustom maple, granite etc double lot, fresh paint in and out 544 sq ft garage for 259K.

It would also mean real hardwood and ceramic tile floors, high quality tile shower and bath surrounds, and granite countertops.Other than the exposed brick, crown molding and garbage disposals we do most of that stuff in our rentals in $120 K neighborhoods.

I would... but not much & only Bc u are trying a BRRRR.Definitely that vent, Paint, Backsplash, granite counter top, black hardware, & add a dishwasher (if needed in the area).Kitchens drive a lot of value when getting your appraisal for your cashout unfortunately.
