I sold land for most of my first 10 years in the real estate brokerage business.and its just like anything else you find distressed seller.. and then sell to someone who will pay more. and you carry the contract that is what the guys you mentioned preach or sell or whatever they do .this is a very very old tried and true method of real estate its hardly new.the timber play though is one I did in the 90s and we made millions at it and it was the best thing I EVER did in real estate hands down.. now the timber market has changed somewhat.but for someone in their 20's or early 30s a proper timber tract in the pac northwest prime growing region if you buy it today by the time you retire it will be all you need.. and you need not touch it it just grows..

I had this offer on a 5 acre tract in Northern CA.. the Agent this time listing agent was gone and no one was covering for him and he was going to be gone for 2 weeks well being 25 and highly motivated I figured out who owned it.. and contacted them directly and told them Hey your agent is non responsive so I am calling you.. ( somewhat of a violation I know but at 25 and hungry I did not care) We put the deal together the seller liked my gumption and he turned out to own a software company in Silicon Valley lived in a mansion in Los Altos hills and we ended up doing deals together before he bought his 100 foot sail boat and left the country to sale the world..

In fact, I ended up living in one of the commuter I-80/ I-5 tract home subdivisions, and all the people got up like 4AM or 5AM to commute into the Bay Area (so the bedroom community may be one niche, those like you who commute to find affordable housing, them as renters and you as owner/landlord)....

Hi Ching, instead of selling and donating the proceeds it would probably be best to donate the entire tract of land as a property donation.
