You might forgo things like- sewer inspections if you are buying a park that was built with PVC lines, or even if you go the other direction and it is all Orangeburg and you know the park is a deal because it is failing.

Someone used the word "narrow focus" earlier in this thread and to that point, if...after hopefully a long period of thought and consultation with family, friends, counselors, etc....you decide that being in real estate is truly your primary passion, then understand that, in the near term, you will be narrowly defined by others.If your primary purpose for going to college is to be better equipped financially for the future, then I would personally advise getting involved in real estate immediately and forego college at first, then take classes as needed and when you can pay for them in cash.

., I know how that song goes too, the "pretend interest" just to be able to put you on a list, I dislike that practice and always make sure that I am sending something if and only if I have double checked to make sure most of the criteria matches up with notes given.

Hi there,New here and to the RE investment world.My question:If I buy a property in a different state (say Indiana)/use an Umbrella insurance policy instead of Indiana LLC, and I reside in CA, can I forgo the Foreign LLC cost ($800), or am I still considered doing business in CA?

I would have the perspective tenant sign a document t saying that these funds will be applied to the security deposit and if they decide to not move in the tenant forgoes this deposit and you will begin the tenant finding process.
